A VERY COMMON ROOFING PROBLEM ...

Roof leaks are one of the most common problems in the roofing industry. I call it job security, but joking aside, there are reasons for these problems. Probably the most common leak situation is a leak around metal flashing around a chimney or skylight. Either the afore mentioned item was not flashed correctly to begin with and/or the sealant is worn. There is an outside chance that the metal has rusted away, however the previously mentioned causes are usually to blame. Now, normally, I could say, well, if there is just one layer of roofing, go ahead and reseal or replace the flashing. If there is more than one layer of roofing, the odds of solving the problem get better if the roofing is removed and your selected roofer replaces the roofing and flashing completely and he/she can then give a reasonable guarantee to the new roofing system. I like this approach best, because there is less room for failure, hence more of a chance for success and a better working relationship between homeowner and roofer.
